Pattaya has a reputation that precedes it, and for some aspects of the city that reputation is accurate. But for a large number of long-term expat residents — particularly retirees — Pattaya offers an excellent and genuinely affordable lifestyle that Bangkok or Phuket cannot match at the same price point.
Good private hospitals, a large and established expat community, beach access, excellent international food, and proximity to Bangkok (two hours by road) make it a serious option for those whose lifestyle priorities align with what the city offers. It is also one of Thailand's largest expat communities — 40,000+ long-term foreign residents, with sizeable British, Scandinavian and German populations.

South of central Pattaya, quieter, cleaner beach, more residential character. The majority of long-term expat residents live in Jomtien rather than central Pattaya. Good value condos, local markets, and a functioning daily-life infrastructure separate from the tourist scene.
Elevated ground between Pattaya and Jomtien, with good sea views, quieter streets, and a more upmarket feel than central Pattaya. Popular with higher-budget retirees. Good access to both Pattaya and Jomtien amenities.

Lifestyle Reality Check
Be honest with yourself about whether the Pattaya lifestyle suits you before committing. The expat community is heavily weighted toward older male retirees and the social scene reflects this. It is an excellent city for the right person and a frustrating one for the wrong person.
Songthaews (baht buses) run fixed routes cheaply around the city. Motorbike taxis and Grab are widely available. The road network is manageable compared to Bangkok. Bangkok is two hours by road — straightforward for day trips or airport runs.

International school provision in Pattaya is genuinely more limited than in Bangkok, Chiang Mai or Phuket — this is one of the honest reasons Pattaya suits retirees and couples better than families with school-age children. Reality Check
Pattaya's reputation is not entirely fair, but it isn't entirely unfair either. The nightlife exists and is a genuine part of the city's character — but most long-term residents live in Jomtien, Pratumnak or East Pattaya and rarely interact with it day to day. What Pattaya actually delivers well is affordability, decent healthcare, an enormous and accessible expat community, and easy Bangkok access. What it doesn't deliver is the beach quality of Phuket or Krabi, a wide choice of international schools, or a quiet, anonymous life — the community is large enough that you will be known. It rewards people who go in with realistic expectations and frustrates those who either believe the worst stereotypes or expect something it was never built to be.
